In addition to being a residential and commercial realtor, I’m a real estate investor. I’m involved with a company called Keyspire, founded by Scott McGillivray and Michael Sarracini of Income Property. There are four ways that real estate can generate a return for an investor:
- Cashflow
- Principal Recapture
- Passive Appreciation
- Active Appreciation
Cashflow is generated from income from property rent, net of expenses. Principal recapture is made through the repayment of the mortgage by rent paid (a portion of a mortgage payment is allocated to paying down the principal of a mortgage). Passive appreciation occurs as real estate value increases due to improving economic conditions of the real estate’s location. Active appreciation is created when an owner of real estate increases the value of a property through renovation.
I’m currently involved in 5 real estate investments throughout North America. They include:
- An apartment condominium in Calgary, Alberta – Pavilions of Eau Claire
- A private real estate investment trust investment managed by Equiton holding Canadian properties
- A syndicated equity investment managed by Greybrook with properties in Houston, Texas
- Student apartment condominium rentals in Waterloo, Ontario – 251 Lester Street
- A pre-construction retirement apartment condominium rental in Ottawa, Ontario – Westboro
- My target rate of return for my real estate investment portfolio is a 20% minimum. The portfolio is a mixture of land development, property holdings, and trust holdings. I’ve attached some photos / details of my investments. I’m planning to add interests in private lending and joint ventures related to real estate.
